Since China entered the era of housing commercialization, while the value of urban housing is gradually increasing, it also becomes an important characterization of the spatial economic value of urban land. Differences in the accessibility of transportation, the level of public service facilities and the quality of the natural environment in different areas of the city are projected into the urban space, caused the land pricing discrepancies and further illustrate by the housing price . Kunming as a tourism city , its spatial distribution of housing prices also has its own distinct environmental preference. The study is based on big data of housing prices in Kunming. It analyze the spatial distribution characteristics and rules of different housing price value segments in the main city of Kunming , ChengGong new district and the metropolitan area, in order to verify the existence of EOD model in Kunming, and to provide reference on decision-making for a series of urban planning and construction activities.
